Here are some frequently asked questions.  If you don't find your answer here, email us! We're happy to help.

Q:  How far is UNCC from Campus Walk?

A:  Campus Walk is a 10-minute walk to the UNCC campus.  Please look at our tour page for the exact location.


Q:  Do you charge for parking at Campus Walk?

A:  Parking is included with your rent.  If you live at Campus Walk you can easily walk or ride a bike to class.

     No need to purchase extra parking on campus.


Q:  Is Campus Walk Secure?

A:  Yes, it is a “Gated Access Community” with “Video Surveillance Cameras.”


Q. How much is the security deposit?

A. The security deposit is $500.00. At the end of your lease term $100.00 will be deducted for the administrative fee.

The security deposit is required to secure the rental.


Q:  If I change my mind, can I get my security deposit back?

A:  No. Security deposits guarantees your opportunity to rent and is non-refundable.


Q:  Do you have individual leases?

A:  Yes, we have individual leases or complete unit rentals.


Q:  Do I have to sign a lease with strangers?

A:  You may sign a lease for a 2- or 3-bedroom condominium and live by yourself.  You may bring your own roommates.  You are welcome to take advantage of our roommate matching by sending us an email and we will help coordinate the matching process securely.


Q:  Is there a leasing office at Campus Walk?

A:  No.  Campus Walk condominiums are privately owned residences.

Q:  I would like to tour the unit before moving in. 

A:  All of our units are rented until July 25. 2023

     Out of respect to our existing renters we do not show the leased units, unless specific arrangements are made.


Q: What is in the kitchen?

A:  Kitchen with glass cook top / oven, built in microwave, full size refrigerator and dishwasher.


Q:  Is washer / dryer included?

A:  Yes


Q: Is TV and internet included?

A: The complex is fully operational for high speed internet and cable. You will receive your own personal username and password.

    This is included with your rent.


Q:  What utilities are included?

A: Water is included.  Electricity is included with a cap of $80 a month for the two bedroom and $120.00 a month for the three bedroom.

     We bill every three months for Duke Energy overages. It rarely happens and in most cases averages out to the monthly allotment.


Q:  Are pets allowed?

A:  Medically required service animals are permitted with certified medical documentation. The US Department of Justice permits businesses to ask two questions:
     1. Is this a service dog required because of disability?
     2. What is it trained to do to mitigate the disability?

         A non-refundable $600.00 deposit is required providing the critera is meet.

         Dogs must be under 20 lbs per homeowners association rules. No cats allowed. No aquariums allowed.


Q. Are the rentals furnished?

A. No furniture is provided.


Q:  What is the lease term?

A:  12 months is the standard lease term.


Q:  Do you offer a shorter lease term (less than a year)?

A:  10 month leases are available with an increase in the monthly rate.


Q:  Can I sub-lease if I need to move out?

A:  Yes, your security deposit will be forfeited. Proposed sub-leasor must meet application requirements.


Q. Do I need renters insurance?

A. It is recommended that every renter have insurance. In the event of damages LSM Properties is not liable for renters property.


Q:  How do I sign the lease?

A:  You will be receive an e-mail that includes a link to the lease page. This needs to be signed on-line prior to moving in.


Q:  Do I need a Lease Guarantor?

A:  If you are under 25 you will need a lease guarantor. Prior to move in the Lease Guarantor document will be emailed

     to the guarantor for legal signature.


Q:  When and where do we meet to sign the lease?
A.  You will meet with a representative from LSM Properties on move-in day at your rental. Date and time will be coordinated

      via e-mail well in advance of move-in.


Q. What documents do I need to bring with me when we meet to move in?

    You are responsible for bringing two (2) forms of ID to the lease signing. Drivers license and student ID.
